NEW RESERVATIONS: Our standard reservations are for a minimum of one week beginning no earlier than 2pm Saturday and ending by 10 am the following Saturday. The first payment is due within 10 days from the date booked if the reservation is not a rebook. The final payment is due 60 days prior to the arrival date. Short term reservations are considered during the pre- and post-season upon approval of the homeowner.

ADVANCED RESERVATIONS: We accept reservations up to a year in advance, providing the corresponding date requested has passed in the current calendar year. One half of the total payment is due within 10 days of booking and the remainder is due 60 days prior to check in. These are tentative advanced reservations pending approval, if your reservation is not approved, or if the rate increases $500 or more out of your budget, you will be refunded in full. If you choose to cancel your advanced reservation before January 15th you will be issued a refund less 15% due to loss of rental potential. Rates are subject to change.

RE-BOOKS: Current tenants have first right of refusal to re-book their reservation for the same week of the following year by leaving $100 deposit. Advanced reservations are subject to the homeowner’s approval and/or any price changes. The $100 deposit will be refunded only if the owner does not approve the reservation or if the rate increases $500 or more and other amenable accommodations cannot be found. Cancellations after January 15th forfeit all deposits and prepayments. If you choose to cancel or transfer your reservation before January 15th the $100 rebooking deposit will not be refundable due to loss of rental potential.

CHECK IN: Check in time is between the hours of 2pm and 4pm. At that time, we verify that we have a credit card on file and provide your key, any applicable beach or parking passes and instructions. The Stanton Realty office at 18 Winnapaug Rd, Misquamicut is open until 4:00 pm during the summer months. Call for instructions, if arriving late.

CHECK OUT: Check out time is before 10am on the appropriate Saturday. Please, no late check outs as time is needed to prepare the rental for next tenant. Tenants are required to clean the rental unit prior to vacating. If you choose to check out before our office opens at 9am, we have a mail slot in the front door for your convenience.

METHODS OF PAYMENTS: Reservations require an advanced deposit of roughly 50% of the rent total, due within 10 days the date the reservation is made. If we do not receive your deposit within the 10-day period, your reservation will be cancelled. Final payment, which includes the balance of the rental amount, any applicable security deposits, and any additional fees, are due 60 days prior to arrival. We accept cash, bank checks, money orders and all major credit cards. There will be a 3.24% surcharge added to every credit card transaction, and checks can only be used for reservations taken more than 30 days prior to the arrival date.

SECURITY DEPOSITS: Some owners require a security deposit. If the property is left in satisfactory condition, the security deposit will be refunded within 7 days of your departure. If the property is left in unsatisfactory condition, any cleaning or damage fees will be deducted from the security deposit at the discretion of the homeowner.

RENTAL RATE BREAKDOWN: Prime Season - Last full week of June through 2nd full week of September: Prime weekly rate determined by owner. Nightly rate is weekly rate divided by 7. Any partial week within the prime season, a cleaning charge will be added. 

Offseason: Prior to last full week in June and post 2nd full week in September. Weekly rate is determined by owner. Nightly rate is 90% of prime nightly rate, with a cleaning charge added.

SERVICE FEE: There is a weekly $104 service fee added to each reservation. This is a one-time fee due with your payment for Stanton realty's services.

CANCELLATIONS & TRANSFERS: Payments toward reservations excluding re-booking deposits, service fees, and credit card convenience fees are fully refundable or transferable prior to January 15th of the reserved year unless you decide not to fulfill your pre-booked tentative reservation. After January 15th all payments are non-refundable unless we are able to re-rent the property for the entire rental period. Stanton Realty will then issue a refund minus a 15% cancellation fee. In the event there is a RI state mandate preventing visitors from coming to RI at the time of your rental, you will receive a refund less 10% and any previously incurred fees; the re-renting condition will not be necessary.

CAPACITY OF ACCOMMODATIONS: Please do not exceed the maximum number of occupants stated in each rental unit as stated in the rental agreement. Misrepresentation may result in tenants being asked to vacate the property without a refund. Mobile homes, tents and campers used for additional sleeping accommodations are prohibited, and violators will be asked to leave the premises.

PETS: Some rentals are pet friendly. Many require special permission or non-refundable deposit on a case by case basis. Please be sure to get permission for all pets with Stanton Realty.

PARKING:To protect the landscape and expensive septic systems, parking on lawns is prohibited unless otherwise specified. Also, per Town ordinance, street side parking is not allowed and violator's vehicles will be towed. Condo units have assigned parking in the rear of building.

LINENS: Tenants are required to bring sheets, pillowcases, pillows, blankets, towels and any other washable items.

HOUSEKEEPING: All tenants are required to clean the rental house prior to check-out, and complete the check list provided by Stanton Realty. If the house is not left in the same condition as check in there will be a cleaning fee charged to your card on file.

EQUIPMENT AND FURNISHINGS: There can be no additions to existing equipment. You are renting a privately owned home. It has been decorated and equipped by the homeowner to satisfy the needs for the renters.

LOCKED CLOSETS & BASEMENTS: Many homeowners have their things locked up for their personal use and convenience. These areas are not included in the rental. Please respect their privacy.

REPAIRS & MAINTENANCE: From time to time it may be necessary for us to enter the units during reasonable hours to perform minor repairs, we do our best to contact you prior but it is not always possible to call ahead and notify you in advance of these visits. We cannot guarantee the condition of appliances. In the event any appliance fails to operate during your occupancy, Stanton Realty will make every attempt to have it repaired or replaced as quickly as possible. This includes standard appliances as well as gas grills and any miscellaneous small electrical items.


  • NO house parties. Stanton Realty owners accept families and responsible adults only.
  • NO fire or fireworks on or near the rental property under no circumstances.
  • NO smoking or vaping inside the rental houses.

OOPS!: If you damage anything in the rental unit, please notify our office immediately. While we realize that accidents do occur, there could be a replacement or repair cost and we need time to get the repair completed. Your security deposit or credit card will be charged to pay for any damage that occurs or for any check-out procedures are not followed promptly and correctly.

TRASH: All properties have designated trash pickup days stipulated in your final instructions. Please make sure your trash is out for pickup by 6:00am. Please separate trash from recycling and put both in the appropriate containers. To ensure recycling is collected, please do not bag them. They should be placed in the recycling receptacle alone, and can be mixed with all types of recycling material.

If You Are In The Misquamicut Fire District Orange trash bags are required. We provide you one upon check in, others can be purchased at any local store. Please do not bring the trash and recycling curbside as the trash company will be collecting it from the yard. It should be separated between trash and recycling. Recycling should be un-bagged and in the appropriate container. If trash is not properly addressed by renters there will be a trash charged to your card on file.

LEFT ITEMS: Stanton Realty is not responsible for any personal items left in units.

We want you to enjoy your vacation! However, we take our rental policies and Town ordinances seriously. Failure to comply may result in eviction without refund.

Stanton Realty, Inc. reserves the right to refuse a rental or evict occupancy, if in our opinion, the tenant is detrimental or not respective to the property. Any refunds are also at the agency’s discretion. All prices are subject to change.
