PETS: Some rentals are pet friendly. Some require a non-refundable deposit of an amount determined by the home owner. Many require special permission, on a case by case basis. Please be sure to clear all pets with your agent.
CHECK IN: Check in time is between the hours of 1 and 3pm. Your key and any applicable beach passes can be picked up at Stanton Realty office at 18 Winnapaug Rd, Misquamicut. Our office closes at 4:00 pm. Call for instructions if arriving late.
CHECK OUT: Check out time is before 10am. No late check outs as time is needed to prepare the rental for next tenant. Tenants are required to clean the rental unit prior to vacating. If you choose to check out before our office opens at 9am, we have a mail slot in the front door for your convenience.
METHODS OF PAYMENTS: Reservations require and advanced deposit of 50% of the rent total, due within 10 days the date the reservation is made. If we do not receive your deposit within the 10 day period, your reservation will be cancelled. Final payment, which includes the balance of the rental amount, booking fees, and any applicable security deposits, are due 60 days prior to arrival. Personal checks are accepted for reservations taken more than 30 days prior to the arrival date but cannot be accepted less than 30 days prior to check in. We accept cash, bank checks, money orders and all major credit cards. There will be a 3% surcharge added to every credit card transaction.
SECURITY DEPOSITS: Some owners require a security deposit. If the property is left in satisfactory condition, the security deposit will be refunded within 7 days of your departure. If the property is left in unsatisfactory condition, any cleaning or damage fees will be deducted from the security deposit, at the discretion of the owner.
BOOKING FEE: There is a $50 booking fee added to each reservation. This is a one time fee due with your payment.
CANCELLATIONS & TRANSFERS: All payments toward reservations are fully refundable or transferable prior to March 1st of the reserved year. After March 1st all payments are non refundable unless we are able to re-rent the property for the entire rental period with at least 30 days left until check-in or more. Stanton Realty will then issue a refund minus a 10% cancellation fee.
CAPACITY OF ACCOMMODATIONS: Please do not exceed the maximum number of occupants stated in each rental unit as stated in the rental contract. Misrepresentation may result in renters being asked to vacate the property without a refund. Mobile homes, tents and campers used for additional sleeping accommodations are prohibited, and violators will be asked to leave the premises.
- NO house parties- Absolutley!! Stanton Realty owners accept families and responsible adults only.
- NO fraternity, sorority. No person under 25 years of age may reserve.
- NO pets, unless specified and approved.
- NO moving of furniture.
- NO long distance phone calls charged to rental.
- NO fire or fireworks on or near the rental property under no circumstances.
- NO smoking and vaping in the rentals.
PARKING: To protect the landscape and expensive septic systems parking on lawns is prohibited. Also, per town ordinance, street side parking is not allowed and violator's vehicles will be towed. Condo units have assigned parking in the rear of building.
LINENS: Properties are equipped with pillows and bed spreads. Tenants are required to bring sheets, pillow cases, blankets, towels and any other washable items.
HOUSEKEEPING: All guests are required to clean the rental prior to check out, and complete the check list handed out upon check in.
EQUIPMENT AND FURNISHINGS: There can be no additions to existing equipment. You are renting a privately owned home, It has been decorated and equipped by the homeowner to satisfy the needs for the renters. Also, bringing additional equipment is not acceptable.
LOCKED CLOSETS & BASEMENTS: Many owners have their things locked up for their personal use and convenience. These areas are absolutely not included in the rental. Please respect their privacy.
REPAIRS & MAINTENANCE: From time to time it may be necessary for us to enter the units during reasonable hours to perform minor repairs, we do our best to contact you prior but it is not always possible to call ahead and notify you in advance of these visits. We cannot guarantee the condition of appliances. In the event any appliance fails to operate during your occupancy, Stanton Realty will make every attempt to have it repaired or replaced as quickly as possible, but we cannot guarantee immediate service. This includes standard appliances as well as gas grills and any miscellaneous small electrical items.
OOPS!: If you damage anything in the rental unit, please notify our office immediately. While we realize that accidents do occur, there could be a replacement or repair cost and we need time to get the repair completed. We do not enjoy holding security deposits, but may find it necessary if damage occurs or check-out procedures are not followed promptly and correctly.
LEFT ITEMS: Stanton Realty is not responsible for any personal items left in units.
THIS AGENCY RESERVES THE RIGHT TO ISSUE REFUNDS, REFUSE A RENTAL OR EVICT OCCUPANCY, IF IN THE AGENTS' OPINION, TENANT IS DETRIMENTAL OR DISRESPECTIVE TO THE PROPERTY.
