Renting
Information:
WEEKLY: Our standard advanced reservations
are for full weeks only, beginning at 1pm Saturday to 11 am the following Saturday,
and may be made as far as a year in advance. (Rarely, but occasionally, an owner
might require a Friday to Friday or Sunday to Sunday rental.)
TENTATIVE
RESERVATIONS: We accept weekly reservations up to a year in advance,
providing the corresponding date requested has passed in the current calendar
year. Current year guests have first option to rerent their house until the end
of the day before their departure. A $25.00 deposit is required, and is refundable
or transferable up to April 1st of that year. Tentative reservations are accepted
with the understanding that the rate is subject to change, owners always have
first choice of their property, and reservations must be confirmed with a 50%
rental deposit prior to January 15 of the following year; the remaining balance
is due 30 days prior to arrival. Rerenting for the following year, reservations
and the $25.00 deposit must be done during weekdays, not on Saturdays during checkout.
CHECK-IN:
Check-in time for most rental properties is between the hours of 1 and 4 pm. You need to stop at Stanton Realty to pay your
balance and pick up your key. Personal checks are not accepted less than 30 days
prior to check-in. Our office closes at 4:00 pm. If you plan to arrive later than
4pm, please call in advance for instructions.
CHECK-OUT:
Check-out time is by 11 am. No late check-outs. Tenants are required to clean
the rental unit prior to vacating. This includes removing all trash & recyclables
and placing them into their proper containers. If you choose to check out before
our office opens at 9am, simply drop your keys through the mail slot at the front
door of our office.
METHODS
OF PAYMENT: Standard reservations require an advanced deposit of 50%
of the rent total, due within 10 days from the date the reservations is made.
If we do not receive your deposit within the 10 day period, your reservation will
be canceled. FINAL payment, which includes the balance of the rental amount, incidental
fees, and security deposits, if applicable, are due 30 days prior to arrival (cash,
bank check or money order). We DO NOT process credit cards. No payments at check-in.
SECURITY
DEPOSITS: Some owners
require a security deposit to protect damage to their property. Providing there
are no damages, the rental unit is left clean, and all rules and regulations were
followed, security deposits will be returned to you by mail within approximately
7 days after your departure. Failure to comply, could result in forfeiture of
all or part of the security deposit, at the discretion of the owner.
CANCELLATIONS
& TRANSFERS: Confirmed reservations are not transferable after April
1. Requesting a transfer to another unit is considered to be a cancellation. If
you must cancel your confirmed reservation after April 1, regardless of reason,
(including bad weather, illness, death, or economic factors), YOU WILL FORFEIT
YOUR ADVANCED DEPOSIT OF HALF THE BASIC RENTAL AMOUNT, unless the unit is rerented
for the entire rental period. If we are able to rerent the unit, WE WILL REFUND
YOUR 50% DEPOSIT, after deducting 10% of the total rental amount as a cancellation
fee. If you have prepaid the entire rental amount and the unit does not rerent,
you will still only forfeit half the basic rental amount. This does not apply
to tentative reservations. Tentative reservations are not considered confirmed.
If you cancel a tentative reservation after we have received your deposit, the
$25.00 tentative deposit will be refunded.
CAPACITY
OF ACCOMMODATIONS: Please do not exceed the maximum number of occupants
stated in each unit as stated on the rental contract. Misrepresentation may result
in renters being asked to vacate the property without a refund. Mobile homes,
tents and campers used for additional sleeping accommodations are strictly prohibited
and violators will be asked to leave the premises.
NO-NO'S:
- NO
house parties - ABSOLUTELY!!! Stanton Realty property owners accept families and
responsible adults only.

NO fraternity, sorority, students, and single groups. Misrepresentation
will result in renters being asked to vacate the premises immediately without
a refund.
- NO
PETS, unless specifically stated on the rental agreement.
- NO
moving of furniture.
- NO
long distance phone calls charged to the unit.
NO
SMOKING UNITS: Most home owners have elected to designate their property
as NON SMOKING. Such properties will list this fact in the description of the
properties or in a footnote. However, we cannot guarantee that no one has ever
smoked in the unit. Whether the unit is smoking or non-smoking requested, we do
ask that you respect the owner's property and have consideration for those guests
who will be following you.
PARKING:
Parking on lawns is strictly prohibited. Also, per town ordinance, street side
parking is prohibited and violator's vehicles will be towed. Condo units have
assigned parking space(s) behind the building. One bedroom units are allowed 1
space, and two bedroom units are allowed 2 spaces.
LINENS:
Properties are, usually, equipped with pillows and spreads. Tenants are required
to bring sheets, pillow cases, blankets, towels and any other washable items.
HOUSEKEEPING:
We ask our guests to properly clean their unit in order to prepare it for the
next tenant. This includes emptying refrigerators and cupboards of all food items
purchased by them, emptying dishwashers, if applicable, cleaning stoves & ovens,
and removing all trash & recyclables. Most units are equipped with a vacuum, broom
and/or mop. Tenants are required to bring their own cleaning products. If, upon
arrival, you feel that a property has not been cleaned satisfactorily, please
notify our office immediately so that we may rectify the situation.
EQUIPMENT
AND FURNISHINGS: There can be no additions to existing equipment. You
are renting a privately owned home. It has been decorated and equipped to satisfy
the particular tastes and desires of the owner. The condition of the unit and
its furnishings vary according to the age of the home and care given by the owner.
Please do not rearrange the furniture or take any items outside that are a part
of the interior decor.
LOCKED CLOSETS and BASEMENTS: Many owners
have their personal things locked up for their personal use and convenience. These
areas are absolutely not included in the rental. Please respect their privacy.
REPAIRS:
We cannot guarantee the condition of appliances. In the event any appliance fails
to operate during your occupancy, STANTON REALTY, will make every attempt to have
it repaired or replaced as quickly as possible, but we cannot guarantee immediate
service. This includes standard appliances as well as gas grills and any miscellaneous
small electrical items.
ROUTINE
MAINTENANCE: From
time to time, it may be necessary for us to enter the units during reasonable
hours to perform minor repairs. It is not always possible to call ahead and notify
you in advance of these visits.
OOPS!:
If you damage anything in the unit, please notify our office immediately. Do not
wait until departure. In general, leave the property the way you found it. While
we realize that accidents do occur, there is a replacement or repair cost to the
owner. We do not enjoy holding security deposits, but may find it necessary if
damage occurs or check-out procedures are not followed promptly and correctly.
PHONE
MESSAGE AND MAIL: All mail sent to guests must be sent in care of STANTON
REALTY. It is important to include the property name and address along with the
guest's name. Please check with our office periodically if you are expecting mail.
If someone is trying to reach a guest whose unit does not have a phone, we will
deliver messages as soon as possible. Long distance calls cannot be charged to
the property owner's phone. All long distance calls should be placed either collect
or by credit card.
LATE
ARRIVALS: Running late? Don't panic. Although our office might be closed,
we will arrange access to your unit regardless of the time, if you call ahead
to make special arrangements.
LEFT
ITEMS: STANTON REALTY is not responsible for any personal items left
in the units. If you request us to pick up and mail any items left in the unit,
you will be responsible for C.O.D. costs plus handling charges. (Minimum of $15.00).
SPECIAL
REMINDERS: All town and community ordinances should be observed. No
vehicles are allowed on beaches at any time. No fires are allowed on the beach
at any time. Please use only beach access provided. DO NOT walk on private property.
TYPOS:
Although every effort has been made for accuracy, STANTON REALTY, is not responsible
for errors on the web site. All descriptions and rates are subject to correction
or change without notice.
THIS
AGENCY RESERVES THE RIGHT TO ISSUES REFUNDS, REFUSE A RENTAL OR DISCONTINUE OCCUPANCY
IF, IN THE AGENT'S OPINION, TENANT IS DETRIMENTAL OR DISRESPECTIVE TO THE PROPERTY.
